A fantastic job opportunity for a Chartered Surveyor with a strong Estates and FM background to take over the property team of a major FTSE 250 recruitment firm and their 100 strong UK & Ireland wide portfolio of leased offices.



You will take responsibility for all estates management matters across the country's property portfolio, drawing on your substantial experience, you will lead and develop an Estates Management team, making sure that the properties in each of the regional networks are managed effectively.



The Head of Property will support the UK&I business on all estates management matters, be accountable to the UK & Ireland MD and FD for implementing commercial property solutions across the regions, insuring compliance with appropriate legislation using best practice and using your good landlord and tenant knowledge with an understanding of Rating appeals to ensure the best deals for the company.



You will take responsibility for managing external agents on all aspects of service charge issues, utility management, rent reviews and property budget, have proven experience in dealing with legal advisors on lease terms and be able to providing support to the Estates Surveyor on acquisitions and disposal of leases. Knowledge of Dilapidation Pre-action Protocols, estimating and becoming involved in dilapidation claims would be a great advantage.



We need someone experienced all aspects of commercial office requirements - you will have a comprehensive understanding of commercial fit out projects, proven recognition of space utilisation and broad knowledge and application of Building Control Regulations on commercial properties as well as being able to undertake tender analysis.



As this is a high level position, you will build and maintain key business relationships with the Regional Managing Directors, and act as lead member of the property team, developing and providing mentoring and coaching as required



The successful candidate will be MRICS qualified with significant PQE in commercial estates and asset management. You may not currently be a Head of Property - but you will be in a position to be able to step up into this role, perhaps currently being a 2IC. It goes without saying that you will have a sound understanding of Facilities Management and associated service agreements
